For Landlords:

- Get a Signature: Set a clear deadline. Once signed by both parties, it becomes a new binding agreement.
For Tenants:

Lease Renewal Timeline: What to Do at 90, 60, & 30 Days
90 Days Before Expiration
Start preparing. Review the current lease and the original lease reference. Check local regulations on notices and rent adjustments. Decide if any updates are needed for the renewal. This is also a good time to schedule a Rental Property Inspection.
60 Days Before Expiration
This is the time to reach out. Send a notice reminding the tenant of the expiration date and discuss their interest in staying. If the landlord decides not to renew, send a clear notice now.
30 Days Before Expiration
Finalize details and prepare the paperwork. Complete all legal documents, including terms for the renewal period and the effective date. Have a solid plan ready if the tenant is moving out, which includes using a move-out checklist.
